1. Check-in/Check-out – There is no early check-in or late check out; check-in is 3PM CST on day of arrival. Renter and all guests must check-out no later than 9 AM CST on day of departure. OGE must be allowed to enter the home at 9AM on the day of departure. If Renter and all registered guests do not vacate the premises by 9am, Renter will be charged a minimum of $100 up to entire $500 deposit at the discretion of OGE. Renter needs to understand that OGE has just (6) hours to clean entire home and prepare grounds for their arrival and next guest’s arrival. 2. Smoking - This is a NON-SMOKING property. Renters may NOT smoke anywhere inside the house to include screened-in porch. Extinguish and dispose of all butts appropriately. Do not throw any butts on the lawn or in the water. Evidence of smoking inside the house and/or on the screened-in porch will result in complete forfeiture of Renter’s Security Deposit. 3. Pets - Pets of any type ARE NOT permitted on the property no matter how cute or well behaved. Evidence of pets being on the property will result in complete forfeiture of Renter’s Security Deposit. OGE reserves the right to utilize external security cameras to ensure compliance with this policy. 4. Age - Renter who is renting “Our Great Escape” must be 25 years of age or older, and provide proof of age if requested. 5. Booking/Security Deposit – A booking/security deposit of $500 is required, and must be received within 7 days of Renter placing reservation in order to confirm and hold Renter’s dates. Failure to return deposit within 7 days of renter placing reservation will result in Renter’s reservation being cancelled. This deposit cannot be applied towards rent, and shall remain a booking deposit from the time of booking to occupancy. Upon occupancy, the deposit fully converts from a booking deposit to a security deposit. This deposit is fully refundable within 14 days of departure, provided the Renter and all guest have met all the terms of OGE’s Rental Agreement to include to include the Rental Terms and Conditions stated under items numbered 1-4 above, items listed under number 5 below, and items numbered 6-29 to follow. If any part of this Rental Agreement, to include Terms and Conditions, and Cancellation Policy have not been met upon departure, Renter will be charged accordingly and monies will be deducted from Renter’s Security Deposit: a. No damage to the house or property, beyond normal wear and tear. b. No damage to the contents of the house/property, and all property is accounted for by OGE’s cleaning service. c. All soiled dishes are cleaned & returned to location they were found. If dirty dishes, cookware, and kitchen area needs to be cleaned by housekeeping crew beyond normal cleaning/sanitizing requirements, Renter will be charged a minimum $35.00 additional cleaning fee. d. Sheets from bed(s) slept in are stripped and left on top of bed. Beds not slept in should be left as is, and not stripped. e. No excessive cleaning of home or pick-up of items beyond what is normal, no cleaning of grill required, and no cleaning of infant/toddler supplies. If (#1) additional cleaning of home or pick-up of these items beyond what is normal, if (#2) the grill has been used and has to be cleaned, and/or if any of the (#3) infant/toddler supplies from the basement laundry room have to be cleaned and sanitized, the Renter will be charged a minimum $35.00 additional cleaning fee per # item. NOTE: OGE will supply cleaners and sanitizers in the laundry room for Renter’s use. f. All garbage removed from home and grounds and placed in dumpster prior to departure. g. All house doors and windows have been locked and secured, and keys returned to key rack to left of kitchen French Doors if used. NOTE- If keys are missing and not returned to key rack, renter will be charged $35.00 to replace locks and keys. h. Renter is not evicted by OGE or local law enforcement at anytime during rental period- in this event, Renter’s entire security deposit and all rental monies will be forfeited. 6. Rental Agreement - A Rental Agreement will be mailed to the Renter for the Renter to review, sign, and return in a S.A.S.E. within 7 days of Renter placing reservation or the Renter’s reservation will be cancelled. *Refer to OGE’s Cancellation Policy. 7. Payment – Full payment for reservation must be received by the due date stated in the Rental Agreement. Payment may be made in the form of personal check, traveler’s check, bank money order, or cashier’s check. Credit Cards are not accepted. 8. Maximum Occupancy – The number of guests and visitors allowed on premises by OGE during the Renter’s stay is 12 persons (adults and children) and OGE must be notified prior to occupancy regarding guest total and any visitors to property. Rental rates quoted are for up to 10 persons (adults and children) based on sleeping accommodations. An additional charge of $100 per person regardless of age or length of stay will be charged for parties of 11 and 12 plus WI Sales Tax of 5.5%. Intentionally falsifying rental information at the time of booking, to include falsifying the names of registered guests and/or omitting guest names, and/or housing unregistered guests/visitors while at the property is grounds for immediate eviction and forfeiture of entire $500.00 Security Deposit. OGE reserves the right to utilize external security cameras to verify occupants and occupancy totals. 9. Temporary Structures- Temporary structures to include, tents, pavilions, blow-up play pits, etc. are not allowed on premises and if erected will result in forfeiture of entire $500.00 Security Deposit. 10. Subletting - Subletting is not permitted. Any attempt to sublet property will result in forfeiture of entire security deposit and all rental monies. 11. Supplies – Rental rate includes a one-time set-up of all bed linens (bring your own towels, washcloths, and beach towels). Additional staple goods include: hand soap, dish soap and dishwasher supplies, (12) kitchen garbage bags, aluminum foil, plastic wrap, wax paper, (1) roll paper towels, and (6) rolls toilet paper (2 per bathroom) are provided for your convenience. These items along with some additional supply items will be available for your use; however they will not be restocked during your stay. OGE also supplies games and activities for guest use, however some games will have small pieces or parts and are not suitable for young children, i.e. toddlers and infants, who may put things in their mouths. Do not allow young children to play with games unsupervised. 12. Garbage Instructions – Upon Renters arrival all garbage should be placed in the dumpster next to the garage to include any refuse from cleaning fish. OGE’s scheduled garbage pick-up day is Monday, so the dumpster will be completely emptied then for Renter’s personal use the remainder of Renter’s stay. All garbage should be removed from and grounds prior to departure and placed in dumpster. 13. Fish Cleaning Instructions - It is unlawful to dispose of fish carcasses and cleaning refuse in Wisconsin woods or waters. All fish should be cleaned on the dock, and the dock rinsed off after cleaning. Fish carcasses and refuse should be placed in one of the supplied kitchen garbage bags; the bags tied and disposed of in the garbage cans/dumpster provided - please follow this procedure to help cut down on decomposition odors. If Renter or guests catch a trophy fish, please consider CPR- Catch, Photo, Release - and please release all muskies for the sake of the fishery. Cleaning - Upon checkout, Renter is responsible for only those cleaning activities as described above in #5 - Booking/Security Deposit items c,d,e,f. All other cleaning - vacuuming, dusting, washing of linens, etc. is included in Renter's rental fee. Daily cleaning services are not included in Renter’s rental fee, nor are they available. However, an on-premise laundry room and some cleaning supplies (Not including laundry detergent/softener) are provided for Renter’s use should Renter desire to use them. Renter should bring own laundry supplies if planning to do laundry on premises. 15. Use of Property - Renter and registered guests are welcome to use anything found on the premises at their own risk with the exception of personal decorations, the locked garage and its contents, and the locked area of the basement and its contents. Renter and Renter's registered guests may not force entry into the garage or the locked basement under penalty of trespass. Renter is responsible for care of the premises, and for any and all damage caused by negligent or wrongful acts caused by the Renter or his/her registered guests. Renter shall take care to keep things in the condition found and return items to the location they were found in. Renter agrees to pay for any damages or missing items, as well as any excessive cleaning fees associated with abuse or misuse of property. Please report any and all damage to the property, home, or belongings no matter how small. OGE is willing to discuss damage with Renter and even consider overlooking any applicable charges if the Renter reports damage prior to, or upon vacating the premises by calling Rob at 708-829-4649. If Renter does not report damage to property, house, or belongings and it is discovered after the Renter has vacated the premises, the Renter will be charged for damages without question, and damages due will be deducted from Renter’s Security Deposit. 16. Candles – OGE has several candles displayed throughout the house for decorative and/or scent purposes only. Burning of candles or any candles brought into the house or screened porch is strictly prohibited. Violation of this policy is grounds for eviction without refund and complete forfeiture of Security Deposit. Violation of this policy is grounds for eviction without refund and complete forfeiture of Security Deposit and all rental monies. 17. Fireplace – A fireplace is available in the Great Room for Renters use; please refer to the laminated operation sheet hanging from the tool caddy prior to use. especially to understand how to open and close screen and glass doors. When the fireplace is in use, either the glass doors or screen doors MUST remain closed at all times to prevent sparks from damaging fireplace hearth, wood floor, rug, or starting a room fire. A fire extinguisher is located away from the fireplace under the sofa-table in the Great Room; please familiarize yourself with its location. No fire should be left unattended. Operation of the fireplace to include starting and maintaining a fire, and removal of ashes is strictly limited to adults only. An ash removal can and hand-shovel is provided for Renters use. The ash can should be lined with a plastic bag and only fully extinguished ashes removed. Bagged ashes should be removed and placed in the dumpster next to the garage. Be advised that wood ash is toxic; ashes should be removed immediately after cleaning and not stored anywhere within the house or on the porch. NOTE: Any damages to fireplace doors, hearth, wood floor, or area rug that are the result of burns, stains, or general misuse will be deducted from Renter’s Security Deposit. 18. Lakeside Fire-Pit - An outdoor lakeside fire-pit is available for Renters use provided a fire-ban is not in effect. Please do not use the fire-pit if dry conditions exist upon Renter’s arrival and Renter is unsure if a ban is in effect, Renter should call 1-888-947-2876, enter Sawyer County code number 58 and first four letters of county 7299. Please so not use the fire-pit if windy conditions exist, as sparks from the fire can be blown into the wooded areas and start a forest fire. Only adults are permitted to start and maintain fires in the fire-pit, and no fire should be left unsupervised or burning. Renter and registered guests should be advised that if anyone in the registered rental party is found guilty of causing damage to OGE’s property and/or starting a forest fire, Renter and the responsible parties (not OGE) will be liable for any and all damages to include restitution and possible prosecution to the full-extent of the law by local authorities and the Wisconsin DNR. 19. Firewood - Rental includes 1/2 face-cord of firewood located off of the porch next to the Great Room. If additional local firewood is desired, Renter must purchase it, at Renters expense. It is however, permissible for Renter to pick-up any loose twigs or limbs that should fall from the trees onto the property and burn them in the fire-pit or fireplace. PLEASE – Do Not burn pine in the fireplace; the sap and creosote in the wood will damage the chimney flue and coat the glass fireplace doors with resin. Under no circumstances should any trees on the property, regardless of size, be cut down or damaged in any way, and if they are, Renter will be charged accordingly. 20. Telephone - OGE is equipped with (3) cordless telephones, and for Renter’s added convenience and safety (2) corded phones that will continue to work should a power outage occur. One phone is a combination phone/answering machine. Alldomestic long distance calls ARE INCLUDED with rental, except 900 calls, data transmissions, and toll-restricted calls- these calls are NOT included, and if made, will be deducted from Renter’s Security Deposit prior to refunding the balance. 21. Septic System – OGE has a closed septic system, which means means holding tanks are used to contain liquid/waste. OGE requests that Renter and his/her guests please limit their water usage to what is comfortable, but not excessive. If Renter or guests use the washing machine, please wash FULL loads and not partial ones. Please follow placard instructions on toilet tank lids regarding what products are compatible with a septic system, and do not pour grease down any drains- a grease can is provided under the kitchen sink for Renter’s convenience and use. Renter will be charged for any damages resulting from feminine products or grease being flushed or poured down drains. Please be advised that Thursday is OGE’s scheduled day to have septic tanks pumped out, so please do not block access to tanks with personal vehicles. 22. Inspection/Grounds Maintenance – OGE and its’ employees shall have the right to enter the property at reasonable hours for the purpose of making repairs, or restocking supplies if necessary. Please be advised that OGE’s maintenance, cleaning, and grounds keeping service tries to perform all necessary duties on Saturday’s between rentals. However, on rare occasion due to adverse weather conditions, or unforeseen circumstances, performing some duties during the Renter’s stay may be necessary. Should this be the case, OGE asks for the Renter’s understanding and cooperation. 23. Vehicles – The number of vehicles allowed on the property to include cars, trucks, SUV’s shall not exceed 5 (five). Additional vehicles, trailers, campers, RV’s, etc. are not allowed on the premises, and off premises arrangements must be made for parking and storing such vehicles. Any violation of this policy will be grounds for immediate eviction without refund and forfeiture of Security Deposit and all rental monies. NOTE: OGE reserves the right to utilize external security cameras to verify that this policy is being followed. 24. Boats – A 14’ Alumacraft boat is included with rental and there is a PRIVATE concrete boat ramp on premises for Renter and personal registered guests use only. DNR regulations do not allow public use of OGE’s private boat ramp to include not allowing the launching of guide boats or the boats of visitors staying at other properties. If water levels are low Renter will not be able to launch a boat from OGE’s boat ramp; Renter will have to use the public boat landing across the lake (refer to lake map in your Welcome Packet). Renter may not sublease OGE’s boat or transport OGE’s boat off premises to another lake. Renter and guests may bring up to two (2) motorized watercraft total for Renter’s entire registered party provided Renter informs OGE at least 60 days prior to arrival date of intention to do so and boats are sanitized prior to arrival (no limit on canoes, kayaks, or paddleboats). Renter may only rent a pontoon, or additional boats, motors from Wilson Bay Lodge and no other rental source. This is due to serious issues with un-sanitized pontoons/boats/motors from other sources in addition to faulty equipment (see end of this policy for contact info). Be further advised that DNR regulations do not allow more than (3) watercraft to be docked at OGE’s dock. This means if you bring (2) boats and rent a pontoon from Wilson Bay Lodge, you cannot dock OGE’s aluminum boat at the dock as well. In addition, motor-sports are not allowed on Lost Land or Teal Lakes to include water-skiing, jet skiing, and tubing, nor is electric or gas motor-trolling allowed. There is no motor size limit on Lost Land or Teal Lakes, but there is a 10 mph speed limit and as OGE’s guests, all members in your rental party must be willing to obey the speed limit and laws of the lake- if you or your guests violate the speed limit and laws of the lake during your stay and OGE is notified of such violation, Renter will forfeit his/her entire Security Deposit. Please do not rent with us if you or your registered guests do not plan to obey the lake laws, as we actively support the laws of our township and lake association to include: 10 mph speed limit, motor sport restrictions, no motor trolling, and sanitizing of boats. NOTE: OGE reserves the right to utilize external security cameras to verify that this policy is being followed. Shoreline – It is unlawful to disturb the shoreline in any manner, including, but not limited to the removal of rocks and/or sand. Removal also contributes to erosion- please leave the shoreline as you found it. 26. Neighborhood Etiquette – Please take due care to show respect to OGE’s neighbors whether human, furry, or feathered. Many of our forest/lake neighbors are protected under Federal law. OGE asks that you be especially kind to the family of loons that like to hang out in front of our dock- they are a rare and endangered species. Rental parties with children should discuss with them the dangers of feeding any wild animals that might wander onto the property. OGE does not recommend feeding wild animals, or sleeping outside at night. Renter and guests should be advised that any and all medical bills to include testing, shots, etc. of guests or animals/birds are the Renter’s/guests full responsibility. Renter should further be advised that Sawyer County does not pay for rabies testing; payment for testing is the Renter’s/guests full responsibility and it is expensive. In addition, do not exceed the 15 MPH road speed limit; our neighbors like to go for walks, kids like to ride bikes, and OGE’s furry friends like to scurry about. In addition, Renter or his/her guests shall not disturb neighbors with loud noise, music, or unlawful, unsafe, and/or pollution causing behavior. Absolutely no firearms or fireworks are allowed on the premises-Violation of this policy is grounds for eviction without refund and forfeiture of Security Deposit and all rental monies. Furthermore, if these items are brought onto premises, Renter (not OGE) will be held liable for any and all laws that broken, and damages/expenses incurred. 27. Lost & Found – OGE will not be held liable or responsible for personal items left behind, lost, or stolen. If Renter leaves something behind, informs OGE accordingly, and expresses a desire to have item(s) returned, arrangements will be made for packaging and return as requested. The cost of this service will be deducted from Renter’s security deposit. Please be advised this service can be costly; so take an extra moment before departing the premises to make sure nothing gets left behind. 28. Good Faith – This agreement imposes an obligation of good faith in its performance and enforcement. Renter understands that upon violation of any conditions, agreement, restrictions, covenants, and obligations of this Agreement by Renter or Renter’s registered guests as submitted to OGE, OGE may terminate this Agreement and enter the property by force or by statutory proceedings, in which case any and all monies paid by Renter to OGE will be forfeited by the Renter as liquidated damages in addition to, but in lieu of, any other right or remedy available under law. 29. Warranties – OGE strives to maintain the property in good condition and will arrange for appropriate repair/replacement as soon as possible under prevailing circumstances. OGE does not warrant any refund of rental monies stemming from: (1) breakdown of any appliances/devices, (2) power outages, or (3) adverse road/weather conditions. It is understood the Renter and his/her registered guests use the premises at their own risk. OGE shall not be held liable, nor otherwise responsible in any way for injury to Renter or registered guests, that is caused or permitted to be caused by the intentional or unintentional acts of Renter and/or guest(s) or by the failure of structures, appliances, furnishings, and/or other equipment, whether by malfunction, misuse, acts of God or Nature, and/or otherwise naturally occurring. In addition, the safety of all children in the rental party is the total responsibility of parent(s)/guardian(s) and not OGE. Under no circumstances should children be left unsupervised especially in the house loft, stairs leading to basement laundry room, around the perimeter of the property, and all waterfront areas to include the beach, dock, and aluminum boat. All running, playing, and jumping off of dock is strictly prohibited. Furthermore, OGE shall not be held responsible in any way for allergic reactions, caused or permitted to be caused by materials utilized in the manufacture of the premises, or by the contents and/or furnishing of the home. By endorsing this Agreement, Renter and Renter’s entire registered rental party hereby agree to forever hold-harmless and indemnify OGE from any liability/responsibility arising therefrom.

Written notice of Renter's intent to cancel is required. A written cancellation request received from the time of booking to 60 days prior arrival date will result in a $150 service fee being assessed and the remainder of the booking Deposit being refunded less any discounts offered to re-rent the property, if the property can be re-rented. If property cannot be re-rented entire Booking Deposit will be forfeited. Final Payment: Final payment (payment in full) is due 60 days prior to Renter's scheduled arrival date. If payment in full is not received between booking date and 60 days prior to the scheduled arrival date, on day 59 OGE reserves the right to cancel the Renter's reservation and the Booking/Security Deposit will be forfeited in its’ entirety, unless OGE can re-rent the property for the same period, in which case a $250 service fee will be assessed along with any discounts offered by OGE to re-rent the property, and the remainder of the Booking/Security Deposit will be refunded. Written Notice of Renter’s intent to cancel is required. If written intent to cancel is received less than 60 days, but more than 30 days prior to scheduled arrival date, 50% of the total rental fee/sales taxes collected will be forfeited along with 50% of Booking Deposit. If written intent to cancel submitted by Renter is received less than 30 days prior to scheduled arrival date, 100% forfeiture of the total rental fee/sales taxes collected will be forfeited, and the Booking Deposit will be refunded in its entirety. Booking Deposit/Final Payment Cancellation Exceptions: (1) If Final Payment has been received from the time of booking to 60 days prior to scheduled arrival date and written intent to cancel is received from Renter; if property can be re-rented, Booking Deposit less $150 service fee will be returned along with all rental fees/taxes collected. If property cannot be re-rented, entire Booking Deposit will be forfeited and all rental fees/taxes collected returned to Renter. (2) Written intent to cancel less than 60 days, but more than 30 days prior to scheduled arrival date due to major medical reasons directly affecting Renter, or a family emergency directly involving the Renter; if property can be re-rented, Booking Deposit less a $150 service fee and any discounts offered to re-rent property will be returned along with all rental fees/taxes collected. If property cannot be re-rented, entire Booking Deposit will be forfeited along with 25% of all rental fees/taxes collected, and remaining monies will be returned to Renter. Proof of major medical condition, or family emergency must be provided at time of written request. (3) Written intent to cancel less than 30 days prior to scheduled arrival date due to major medical reasons directly affecting Renter, or a family emergency directly involving Renter; if property can be re-rented, Booking Deposit less a $250 service fee and any discounts offered to re-rent property will be returned along with all rental fees/taxes collected. If property cannot be re-rented, entire Booking Deposit will be forfeited along with 50% of all rental fees/taxes collected and remaining monies will be returned to Renter. Proof of major medical condition or family emergency must be provided at time of written request.
